This isn't going to be some long drawn out tutorial. I have followed them all. I also will not say that this will work for everyone as every system is different. But As an experiment I noticed I was was still trying to run the game at 2560X1440. I have multiple monitors (3 to be exact). 1 1080 P, 1 1440 P and 1 4k.

The issue is that I was just getting low framerates in the city and all around everywhere after I had built a few settlements. I tried every trick in the book, every tutorial I could get my hands on, everything. I couldn't pin point the problem. So I gave up. I solved my issue on comprising my resolution and turning down all the detail options. So now I run the game at full screen (not borderless windowed) at 1080P on my main 1440P monitor. Is this ideal? No absolutely not. I tried all sorts of different load orders and everything. I tried just running the base Sim Settlements 3 in 1 with anti material rifle and still CTD's abound.

But lowering my resolution to 1080P did the trick I now run at a solid 61 FPS in Lexington. I haven't went to Boston or Good Neighbor yet real the real test would be, but my Sanctuary and Red Rocket are both at Level 2 and still running solid.

Again I am not sure if a different fix got it or something or that I freed up resources degrading my resolution. I also still have the exit to desktop freeze glitch. But because I have multiple monitors I can always reach my task manager. Additionally, I run full screen and not windowed because the game screen would be super small running at the lower resolution.

You can also turn down your Performance Setting from Ultra to High, etc... in the SS holotape.

Also, best to disable shadows... ultra to medium is just great.

I used Bethini to maximize my performance settings, plus nVidia Inspector.
