Question Sanctuary Crashes on Approach. Common Issue, but Can't Find Fix...

This problem is posted all over the internet. But I can't find an answer among the chatter around the issue.
I've tried to use this mod multiple times over the years, and have always liked it. But I've had to uninstall it every time due to Sanctuary and Red Rocket crashes. This time I'd like to solve the problem.
Has the cause of his Fallout 4 Sanctuary Crashes Sim Settlements Bug been discovered yet? How to fix...?

The biggest issue with CTD's at Sanctuary often relate to the Triangle of Death. The proximity of Abernathy Farm, Red Rocket, and Sanctuary can cause issues if you try to build them all up. Often most people will build 1 of the three up, and leave the others with a smaller build. Unfortunately, there is no real way to fix the issue as it's inherent to the game engine itself, and the proximity of the afore mentioned settlements.

 
This is a new start and sanctuary is the only one being built. And its also just barely started.
If this can't be fixed I might have to drop the mod, which is sad, because I'm playing for the mod.

I'd recommend installing buffout 4, if you don't have it installed already. The buffout4 logs can provide a bit more insight into a CTD. Also, posting your current mod load order will also help people here to give you some suggestions.

Another check that is really helpful is to check the savefile with Fallrim.
